Listing consultation & price
We start with your goals, your timeline and what you need from the sale. Then a comparative market analysis showing what is selling — and what is not — in your area. Pricing is a science, and it is the single most important decision you will make: overprice and no showings get scheduled, no offers come in.

Get the home ready
Cleaning and prepping a home to sell can increase its value by 3–5%. You get a room-by-room checklist — kitchen, family room, bedrooms, bathrooms, backyard, front entry — including removing about 30% of what is in your closets, clearing personal photos, and a deep clean that tells buyers the home has been cared for.

Professional photos and video
Homes listed with professional photography sell 32% faster, and 68% of buyers say great photos made them want to visit. Cleaning and photography happen one to two weeks before launch so nothing is rushed.

Online debut
95% of buyers use the internet to search and 54% start there. Your home is published to the MLS and syndicated to Zillow, Trulia and Realtor.com, then claimed so the listings can be tracked. Homes perform best going live on a Thursday, ahead of the weekend.

Two-step marketing
First social: reels, designer-style photos and paid promotion, so buyers see the home repeatedly across platforms. Then the open house on opening weekend — buyers who have already seen the photos arrive genuinely interested. Coming-soon signage goes up early to build demand before launch.

Offer presentation
Offers are reviewed together, side by side, so you can compare terms rather than just price. In a multiple-offer situation we review them all at once — it is far better than receiving them one by one.

Contingency period
Every contract carries contingencies: a 10-day inspection period, financing, appraisal, and sometimes a home-sale contingency. We only accept offers with the buyer’s pre-approval from a lender, and we work through each contingency so you know what is coming.

Close and celebrate
You sign, the title company records the deed with the county, and funding follows — sometimes same day, sometimes up to 48 hours. Once it records, we release the keys to the new homeowner.
